Location: Hybrid / Regional, with national travel as required
Salary: £38,000 – £45,000
Are you a commercially minded Quantity Surveyor looking for the opportunity to work on a varied portfolio of developments that make a real difference?
We are working with an established national specialist care and education provider with ambitious plans to expand its property portfolio, including new schools, residential care services, acquisitions, conversions and major refurbishments.
This is an opportunity to join its growth and development team, supporting projects from initial feasibility through procurement, construction and final account. You will work closely with technical, project, finance and operational colleagues to ensure developments deliver value while maintaining quality and safety.
The Opportunity
Reporting to the Senior Quantity Surveyor, you will provide hands-on cost and commercial support across multiple capital projects. You will prepare reliable estimates, support tender processes, monitor expenditure and manage variations, helping the team make well-informed investment and delivery decisions.
What You’ll Be Doing
- Preparing early cost estimates, elemental cost plans and option appraisals for proposed developments.
- Supporting project briefs, business cases and capital expenditure submissions with clear cost advice.
- Producing bills of quantities, schedules of work, pricing documents and tender information.
- Reviewing tender returns, assessing contractor proposals and supporting procurement recommendations.
- Monitoring budgets, cash flow, commitments, variations and forecast final costs throughout delivery.
- Assessing interim valuations, payment applications, claims and final accounts.
- Working with the Architect and Planning Lead and wider project team to identify value-engineering opportunities.
- Attending project and site meetings, highlighting emerging commercial risks and maintaining accurate records.
- Supporting project close-out, defects-related costs and lessons learned for future schemes.
About You
We are looking for a practical, detail-focused Quantity Surveyor who can manage costs confidently and work collaboratively across a busy development programme.
- A degree or equivalent qualification in Quantity Surveying, Commercial Management or a related discipline.
- Experience in estimating, cost planning, tender analysis, valuations, variations and final accounts.
- Working knowledge of construction procurement and standard forms of contract.
- Strong numerical, Excel, analytical and reporting skills.
- The confidence to work with designers, project managers, contractors and internal stakeholders.
- A proactive approach to identifying risk and delivering value without compromising quality.
Experience across new-build and refurbishment projects, JCT contracts, or care, education and healthcare settings would be advantageous. Candidates working towards RICS membership are also encouraged to apply.
Why Join?
- Join an established organisation with a growing programme of capital investment.
- Work across a varied portfolio of new-build, conversion and refurbishment projects.
- Gain exposure to projects from feasibility through to completion.
- Collaborate with an experienced commercial and development team.
- Help deliver safe, inclusive environments for people who need specialist care and education.
- Hybrid/regional working with national travel as required.
