Senior Quantity Surveyor - Social Care Provider
Location: Hybrid / Regional, with national travel as required
Salary: £60,000–£68,000
Are you an experienced Quantity Surveyor looking for an opportunity to take the lead on commercial management across a growing portfolio of development projects?
We’re working with an established specialist care and education provider with ambitious plans to expand its property portfolio. With a range of new developments, conversions, acquisitions and refurbishment projects in the pipeline, the organisation is looking to appoint a Senior Quantity Surveyor to support its growth plans.
This is an opportunity to influence investment decisions from the outset, rather than simply manage costs once projects are underway. You’ll help establish consistent commercial processes while remaining involved in the delivery of key schemes.
The Opportunity
Reporting to the Commercial Director, you’ll lead cost and commercial management across the organisation’s growth and capital projects, from initial feasibility and business cases through procurement, construction and final accounts. You’ll work closely with project leaders and the Architect & Planning Lead, providing clear advice on costs, risks, procurement and contract strategy. You’ll also manage and support a Quantity Surveyor within the team.
What You’ll Be Doing
- Leading feasibility estimates, cost plans, budgets and value engineering across multiple projects
- Providing cost and risk advice on acquisitions, new developments, conversions and major refurbishments
- Reviewing project business cases, capital expenditure requests and investment proposals
- Setting procurement and contract strategies and overseeing tender documentation, evaluations and negotiations
- Managing commercial performance during construction, including forecasts, variations, claims, valuations and final accounts
- Producing clear portfolio-level commercial reports for senior leaders and finance colleagues
- Working with project teams and external consultants to manage design changes and avoid unnecessary cost increases
- Developing cost benchmarks, supplier information and consistent commercial processes across the portfolio
- Line-managing and supporting a Quantity Surveyor
About You
We’re looking for a commercially confident Senior Quantity Surveyor who can take a strategic view across a portfolio while staying close to the detail on important projects.
You’ll bring:
- MRICS chartered status or equivalent professional standing, with a relevant degree or equivalent qualification
- Substantial experience leading cost and commercial management on complex or high-value construction projects
- Strong knowledge of procurement, tendering, standard forms of contract, change control, claims and final accounts
- Experience advising senior stakeholders, challenging costs and presenting clear commercial recommendations
- A sound understanding of construction methods, project risk, health and safety, sustainability and whole-life value
- The confidence to negotiate, manage competing priorities and support the development of others
- Experience working client-side within a multi-site organisation, strong JCT knowledge or a background in care, SEND education, healthcare or another regulated environment would be advantageous, but isn’t essential.
Why Join?
- Opportunity to play a key role in an ambitious growth and capital development programme
- Broad exposure to projects from initial investment appraisal through to completion
- Autonomy to shape cost planning, procurement and commercial reporting standards
- A senior role with direct access to commercial and project leadership
- Hybrid / regional working, with national travel as required
- The chance to contribute to new environments for people accessing specialist care and education
